Meet The Basic Eligibility Requirements

You must be at least 21 years old, hold a valid NRIC (Singapore Citizen or PR) or an eligible work pass, and have attained at least 4 GCE O-Level passes or an equivalent qualification recognised by CEA. Most people who ask about this qualify.

Complete The RES Course

CEA mandates that all new property agents complete the Real Estate Salesperson (RES) Course from an approved provider. The course covers Singapore's property laws, regulations, agency practices, and the ethical obligations of a licensed salesperson. It typically runs over several days across two to three weeks.

Upon completion, you receive a course completion certificate — which starts a two-year clock to pass your RES exam. PropNex Institute is one of the approved course providers, with sessions running regularly throughout the year.

Pass The RES Examination (2 Papers)

The RES exam consists of two papers, both of which you must pass within two years of receiving your course completion certificate. Paper 1 covers real estate agency practice, regulations, and ethics. Paper 2 covers residential property transactions — HDB, private property, processes, and documentation.

Papers can be retaken individually. Most candidates pass within one or two attempts with proper preparation. PropNex runs dedicated exam preparation sessions that significantly improve pass rates.

Choose Your Estate Agency And Register With CEA

Once you've passed both papers, your chosen estate agency submits your registration application to the CEA on your behalf. CEA typically takes four to six weeks to approve. Upon approval, you are an officially licensed property salesperson in Singapore.

This step is where agency selection matters enormously. Your agency determines the training you receive, the projects you can market, the mentorship available to you, and your commission structure. This decision is as important as passing your exams.
